We can provide such basic architect services as design, preparation of construction documents, and construction administration.
The following is a typical outline of services offered by architects (and their sub-consultants):
Preliminary Plans (PP) - We can conduct brain-storming, concept development, user interviews, and problem-solving sessions in order to analyze your requirements.
Schematic Design (SD) - We can prepare preliminary design sketches based on your "program" of requirements and budget in order to explore and illustrate possible options. We will review these options with you, pointing out the "pluses and minuses" and responding to your input. (This is normally the time at which changes should be made to reach an agreement on the design that works best in terms of site planning, function, quality, cost and appearance).
Design Development (DD) - We can refine the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections can be developed to determine how closely the design conforms to the budget expectations, or what, if any, adjustments are required.
Construction Documents (CD) - When the design concepts have been decided, the architect prepares construction drawings and specifications. These are required to obtain governmental approval (building permits), bids, and to guide the contractor during construction.
Bidding and Negotiation (BN) - We can help you in obtaining the services of a professional contractor - usually done by calling for competitive and/or negotiated bids. We can also help evaluate the bids and assist in selecting the right contractor. Finally, we can prepare a contract between you and the contractor.
Construction / Contract Administration (CA) - We can consult and advise you during construction. On-site visits will determine if construction is generally proceeding in accordance with the contract, and that the design, materials, and workmanship meet with the requirements of the approved construction documents. · We can also provide regular reports to keep you informed of the construction progress, authorize progressive payments to the contractor and, typically, remain involved until the project is completed.

Multiple Contract Preparation (MC)
A Client-Architect Agreement (contract) clearly defines the services and respective obligations, responsibilities, and expectations of both the architect and client, along with the services to be provided by the architect. At a minimum, we recommend the use of an American Institute of Architects (AIA) standard form of agreement that is designed to coordinate with the construction contract.
We highly recommend that you be prepared to discuss the nature and scope of your project in detail - its size, your personal feelings about it, your hopes, expectations, objectives, budget and timelines when visiting with us. We also ask that you be prepared to explore new ideas as we may suggest changes and solutions to improve your project.
